In the market for new buildings on Lake Garda, sustainability is no longer an accessory element. It is a technical responsibility.
As a company, we believe that building today means making a specific commitment: to reduce the environmental impact of the building throughout its life cycle, without compromising comfort, quality and durability.
The TWIST project was born with a clear objective: to create a construction with reduced environmental impact, integrating the latest generation of plant technology and an advanced construction system capable of guaranteeing energy efficiency, acoustic comfort and durability over time.
The approach is not theoretical, but concrete.
It is based on two main pillars:
When it comes to sustainable construction in Desenzano or on Lake Garda, it is necessary to distinguish between generic statements and verifiable technical solutions.
A truly sustainable building must:
· Reduce energy consumption
· Limit heat loss
· Ensure thermo-acoustic comfort
· Minimize CO₂ emissions
· Eliminate the use of fossil fuels
The TWIST project meets these criteria through an integrated design that involves structure, enclosure and systems
One of the central elements of construction is the adoption of the construction system Plastbau, developed by Poliespanso.
It is an integrated structural system in which high-performance expanded polystyrene (EPS) performs both insulating and supporting the reinforced concrete structure.
High performance thermal insulation
The system includes:
· Internal insulating layer in graphitated EPS
· High density graphitized EPS outer insulation layer
· Continuity of insulation over the entire vertical surface
· Drastic reduction of thermal bridges
This stratigraphy makes it possible to obtain:
· High thermal resistance
· Indoor temperature stability
· Reduction of winter dispersion
· Less summer overheating
The continuity of the envelope represents one of the most important factors in reducing the building's energy needs.
In addition to thermal performance, the structural system also contributes significantly to acoustic insulation.
The combination of:
allows you to obtain high comfort between housing units.
In prestigious residential settings such as Lake Garda, silence and acoustic stability are an integral part of the quality of living. A sustainable building must first and foremost be a comfortable building.
The greatest impact of a building is not concentrated at the time of construction, but on the years of use.
Thanks to the high insulation of the enclosure, the need for heating and cooling is significantly reduced. This involves:
A high-performance enclosure is the technical basis on which to build a truly efficient system.
The second pillar of sustainability of the TWIST project is represented by the integrated heat pump system Samsung EHS Quint .
It is a 4-pipe air—water and air—air system with R32 refrigerant with low GWP (Global Warming Potential).
Heat recovery and simultaneous operation
EHS Quint technology allows:
· Winter heating
· Summer cooling
· Production of domestic hot water (DHW)
· Condensation heat recovery
The system is able to produce ACS and cool simultaneously, exploiting heat that would otherwise be lost.
This mechanism allows you to:
· Increase overall efficiency
· Reduce energy consumption
· Optimize seasonal performance
The TWIST project does not require the use of methane gas.
The air conditioning and the production of domestic hot water are completely electric. This means:
Building full electric today means anticipating tomorrow's standards.
The system is integrated with:
Mechanical ventilation ensures continuous air exchange, energy recovery in winter and improvement of indoor air quality.
The result is a stable environment, free of temperature changes and with controlled humidity levels. Comfort and sustainability are the same.
A construction with low environmental impact is not only an ethical choice, but a strategic choice.
High-efficiency buildings:
In a context like Lake Garda, where the landscape is the real heritage, building responsibly means protecting the environment and protecting the value of real estate investment.
In the TWIST project, sustainability is not a decorative element, but a structural technical choice.
The integration between the Plastbau construction system and the full electric heat pump system makes it possible to create:
Building on Lake Garda means intervening in a valuable territory. Doing so with technical responsibility is, for us, an integral part of the way we work.
